1. Agreement to terms
By using this website or submitting a property requirement form, you agree to these terms. This is a template provided for a demonstration website — have it reviewed by a UAE-qualified lawyer before publishing it for a real business.
2. What we do
Sky Homes Dubai is a real estate marketing and buyer-matching service operating in Dubai, UAE. We connect prospective property buyers with independent developers and real estate agents registered with the Real Estate Regulatory Agency (RERA), the regulatory arm of the Dubai Land Department (DLD). We are not a party to any resulting property transaction, and we do not act as a licensed broker of record unless separately and explicitly licensed and agreed in writing. 3. Advertising compliance (Trakheesi)
Property advertisements referenced or displayed through this website are marketed under RERA-issued Trakheesi permit numbers, in line with Decree No. 6 of 2010 concerning Real Estate Brokers' Register and related DLD circulars. Any advert lacking a valid Trakheesi permit number should be treated as non-compliant, and you should verify a permit through the Dubai REST app, dubailand.gov.ae, or by SMS to 6655 before relying on it.
4. Off-plan property disclaimer
For off-plan properties, developer details, the project escrow account number, and expected completion date will be made available to you before any commitment, in line with Law No. 8 of 2007 concerning Escrow Accounts for Real Estate Development in Dubai. Off-plan purchases carry inherent risk, including possible delays to handover; you should conduct independent due diligence and review all sale and purchase documentation, including RERA-approved Form F, before proceeding.
5. No guarantee of outcome
Submitting a requirement does not guarantee that we will find a matching property, that any listing shown to you will be available at the stated price, or that a transaction will complete. All property details, pricing, and availability are subject to change and should be independently verified before you commit to a purchase. Nothing on this website constitutes legal, financial, tax, or immigration (including Golden Visa eligibility) advice — obtain independent professional advice before making a decision.
6. Your responsibilities
- Provide accurate contact and requirement information.
- Conduct your own due diligence on any property, developer, or agent before entering a transaction, including verifying RERA registration, the Trakheesi permit, and title or escrow documents.
- Do not use this website to submit fraudulent, abusive, or misleading information.
7. Fees
This service is free to buyers. We may receive referral or commission fees from developers or agents in our network — this does not affect the price you pay for a property.
8. Intellectual property
All content on this website, including text, design, and branding, belongs to Sky Homes Dubai unless otherwise noted, and may not be reproduced without permission.
9. Limitation of liability
To the fullest extent permitted by law, Sky Homes Dubai is not liable for any loss arising from a property transaction, including disputes between you and a developer or agent introduced through our service. Disputes concerning a property transaction itself may fall under RERA's rental and real estate dispute resolution mechanisms, including the Rental Disputes Centre or Real Estate Disputes Settlement Committees, as applicable.
10. Termination
We may suspend or stop providing this service to any user who misuses it, at our discretion.
11. Governing law
These terms are governed by the federal laws of the United Arab Emirates and the laws of the Emirate of Dubai, and any disputes will be subject to the exclusive jurisdiction of the courts of Dubai.
12. Changes
We may update these terms from time to time. Continued use of the website after changes means you accept the updated terms.
