RERA & Trakheesi Compliance

Dubai regulates all real estate advertising through the Real Estate Regulatory Agency (RERA), the regulatory arm of the Dubai Land Department (DLD), using the Trakheesi permit system. Here's how Sky Homes Dubai complies, and how you can independently verify us.

1. Our registration

Every individual agent acting on our behalf holds a valid RERA broker card (BRN) and is listed on the DLD's Dubai Brokers register.

2. What is the Trakheesi system

Trakheesi is DLD's online permit system for real estate advertising, mandatory under Decree No. 6 of 2010 concerning Real Estate Brokers' Register in Dubai. Every advert for a specific property — online, in print, or via SMS — must carry a permit number generated through Trakheesi before it can legally be published. Adverts without one can be dismissed as non-compliant, and the advertiser can face penalties.

3. What you'll see on our listings

  • A Trakheesi permit number specific to that property advert.
  • For off-plan projects: the developer's name, the project's escrow account number, and the expected completion date.
  • Where applicable, a QR code linking to DLD's Madmoun verification service.

If a listing you've been sent is missing a permit number, treat it as a red flag and contact us immediately at [email protected].

4. How to verify a permit yourself

  • Dubai REST app: Services → Verify Permit → enter the Trakheesi number.
  • Website: dubailand.gov.ae → Services → Verify Permit.
  • SMS: send the Trakheesi number to 6655 from any UAE mobile.

5. Escrow protection for off-plan purchases

Off-plan developments marketed through our network are required to hold buyer payments in a RERA-regulated escrow account under Law No. 8 of 2007 concerning Escrow Accounts for Real Estate Development in the Emirate of Dubai. Always ask your consultant for the escrow account number and confirm it against the project's DLD registration before making any payment.

6. Dispute resolution

Disputes relating directly to a property transaction (rather than to our matching service) may fall under RERA's channels, including the Real Estate Disputes Settlement Committees or the Rental Disputes Centre, depending on the nature of the dispute. 7. Reporting a concern

If you believe a listing or communication from Sky Homes Dubai does not comply with DLD/RERA advertising rules, email [email protected]. You can also report suspected unlicensed real estate activity directly to DLD through the Dubai REST app.
